HOW WE WORK

• Key Steps:

1. Conduct meetings with the client and stakeholders.

2. Gather site data (photos, maps, surveys).

3. Analyze laws and regulations.

4. Prepare an analytical report outlining basic requirements.

• Deliverables:

• Functional and spatial requirements document.

• Detailed site analysis report addressing environmental and legal constraints.

• Preliminary layout setting basic design criteria.

Phase 1

• Key Steps:

1. Create several initial design proposals.

2. Discuss the proposals with the client and obtain feedback.

3. Refine the design based on the client’s input.

• Deliverables:

• Initial schematic drawings (floor plans, elevations, perspectives).

• 3D model (if available) to visualize the spaces.

• Preliminary materials report.

Phase 2

• Key Steps:

1. Develop detailed architectural and structural drawings.

2. Select materials and ensure their availability and quality.

3. Review the design with the engineering team to ensure functional and operational coherence.

• Deliverables:

• Comprehensive architectural and structural drawings.

• Material specifications list.

• Technical report detailing electrical, mechanical, and hydraulic systems.

Phase 3

• Key Steps:

1. Prepare final construction drawings, including all technical details.

2. Develop specifications for materials and construction.

3. Prepare tender documents and distribute them to contractors.

4. Review the final documents to ensure accuracy and completeness.

• Deliverables:

• Complete construction drawings covering all project details.

• Technical specifications for materials and construction methods.

• Tender documents and final cost estimates.

Construction
Documentation

This phase starts with a thorough understanding of the client’s needs and project goals. Detailed meetings are held with the client and stakeholders to gather information on building usage, budget, schedule, and design expectations.

• A site analysis follows, involving the study of geographical and environmental features such as climate, topography, and access conditions, alongside local construction codes and regulations.

• Analytical tools like energy simulations and material research are used to provide a comprehensive overview of the site’s potentials.

• Based on the analysis results, initial design concepts are developed to meet the client’s needs. In this stage, schematic drawings for space planning (internal and external) are created, aligned with the functional and aesthetic goals.

• Multiple design scenarios are explored, and feedback is gathered from the client. This phase focuses on the overall building concept in terms of mass, shape, and orientation regarding light and ventilation.

• The schematic designs are then developed into detailed drawings encompassing all technical aspects of the project. This includes material selection, structural, electrical, and mechanical systems, ensuring compatibility with the overall design.

• Close collaboration with engineers (structural, electrical, mechanical) ensures that the design is not only feasible but also cost-effective.

• The team ensures that the design adheres to engineering standards, safety requirements, and maintains aesthetic integrity.

• In this final phase, all plans are translated into precise drawings and specifications used in actual construction. These drawings detail every aspect of the project, including foundations, facades, finishes, and structural details.

• Tender documents are prepared based on these drawings to determine costs and solicit bids from contractors.

• The final documents are thoroughly reviewed to ensure no conflicts or gaps could impact the project’s execution.
